The purchase of a family house in the residential area LODENICA, Piešťany, is carried out in 4 basic steps.

Chronological process of construction.
Construction of the residential zone including 140 family houses will proceed in three fundamental phases.

- 1st phase: October 2006 - March 2007
Six types of family houses will be built as showrooms - freely accessible and with presentation by a professional,
where a potential customer can personally view the houses, completely furnished, and in variety of interior styles.
- 2nd phase: February 2007 - December 2007
Construction of the first 78 houses, concentrated in one locality, begins.
The purpose of this localization and chronological process of construction is to hand over the completed houses
to the customers in a way ensuring immediately from the beginning a quiet living that will not be disturbed
by any construction noise. This construction phase will end in December 2007.
- 3rd phase: December 2007 - August 2008
Construction will continue with another 56 family houses with completion date in August 2008.
Immediately following the finalization of houses, a building of park with playgrounds for children,
sports area, multifunctional building and flat housing in this location, will commence.
From the architectural standpoint, the residential-recreational area LODENICA has a uniform concept,
but the characteristic features of the buildings differ. It is the priority of the whole project that
this residential development will be ready for its residents to move-in at a certain date
which allows immediately after moving-in for high quality living, without exertion of the living environment
by construction activities. Family houses, the dominating element of the residential development LODENICA,
are connected to newly-built infrastructure and offer living in direct contact with the nature in seven basic styles.
Due to their position, floor plans and design, these family houses are predetermined for undisturbed neighbourhood
living; their standard of workmanship and construction materials comply with the highest criteria of modern living,
they are highly energy-efficient, and yet they are still financially affordable in the spirit of the main motto of
the whole project "House for Price of Flat".
To satisfy more demanding customers, we offer lots for individually-designed family residences incorporating customers'
own ideas, but subject to the fundamental architectural concept of the whole project.

For those who prefer apartment living, we offer apartments above the civic facilities buildings.
Civic facilities buildings located near the main entrance to the residential development LODENICA are,
from the architectural point, physical continuation of the existing recreational facilities on the
opposite side of Rekreačná Street. Operation centres of essential residential services (mini-market,
services focused on management, maintenance and safety of the family houses, etc.) as well as the
higher-standard services with emphasis on relaxation and leisure (golf academy, grassy tennis courts,
sauna, fitness, restaurant ...) will be concentrated in the civic facilities buildings.
Location.
Residential-recreational area LODENICA is situated in the south part of the spa town of Piešťany,
on plains formerly used for orchards. The main entrance is from the Rekreačná Street; on its opposite side
are located recreational facilities connecting the River Váh and lake Sĺňava with a water sport area
(sailing, canoeing, boating, water-skiing) and an extensive bike/roller-skate ring around the lake.
Connection with the nature is intensified by views of the Považský Inovec Mountain ridge on the other
side of the River Váh and spacious parks of the city and spa island.

The Lodenica area is conveniently accessible by public transport; connections to the motorway and the airport are near.
The city centre is about 20 minutes of walking distance away.
There are other sport facilities nearby: an ice skating/hockey ring, a squash centre,
tennis courts, a swimming pool, a sports hall.
Structural and technical design of the family houses.
Family houses are essentially individual living units with appurtenance, designed either as
single-standing residences or terrace houses. From the structural and technical aspect they will be built
traditionally. Vertical load-bearing structure is built from brickwork masonry. Room floors are plastic,
with ceramic paving surface and large parquetry. Fillings of the openings will be from plastic profiles,
glazed with insulating double-glass. The roof will be wooden and traditional roof truss construction utilized.
Roof cladding will consist of full planking with hydro-insulation and roof covering from large concrete tiles
put on lathing, with air vents. Under-roof space will be ventilated, accessible from inside the home.
Standards of family house: in our well-arranged table

equipment of family houses by classification: rough structure, interior equipment, exterior finish,
sanitary equipment, heating and electrical wiring installation.

The buildings will have cold and hot water distribution, sewage system, gas-, electricity- and
light-current distribution. Central heating will be provided through hot water heater tank with heat exchanger,
radiators and partially floor heating. Natural gas boiler for the central heating will be located in the Laundry room,
with exhaust of waste gasses into a chimney; eventually, in the turbo version, directly through the roof.
Alternatively, the central heating will operate on the principle of heat pumps.
The general project does not include garages. Homeowners will be able to park their vehicles on their own
property and for this purpose there will be created, in front of each family house, a reinforced surface
that may be supplemented by a pergola, or eventually replaced by a separate garage. Within the framework
of the construction, reinforced surfaces facilitating access to the buildings will be created.
